About the Business

Tim Greenwood has been a Chartered Building Surveyor since 1991 and for most of the intervening period was a senior director and shareholder in a large south-east based surveying practice developing and building the Building Consultancy Division to a highly profitable and well respected part of the business, both when viewed from within the firm and from without. In 2012 Tim followed a long-held ambition and established his own firm.

Tim has experience in a wide range of commercial and residential properties, and over the last 15 years has developed specialisms in relation to high-value residential development and managed property, predominantly in central London, together with penthouse design and construction, in addition to delivering a wide range of expert witness advice in relation to landlord and tenant disputes and development projects.


Anna King graduated with a building surveying degree from the University of Northumbria in 1994 and became a Chartered Building Surveyor in 1996. Anna has worked for a building surveying practice in south-east London for 4 years where she worked predominantly for Housing Association and Local Authority Clients dealing with project work and party wall instructions. In 1998 she moved to a central London practice handling commercial instructions and gaining experience in other aspects of building surveying including building surveys and dilapidations.

In 2000 Anna moved to a south-east based surveying practice where she soon became an Associate and worked for over 12 years. In that time Anna’s work encompassed all aspects of building surveying instructions on predominantly commercial properties across the south east, including building surveys, dilapidations, party wall matters, defects analysis as well as planned maintenance work, contract administration, development monitoring, schedules of condition and building reinstatement valuations on all property types.

When acquiring a building, whether it be on a freehold or leasehold basis, you become liable for that building’s maintenance and upkeep. Understanding the nature and condition of the building and the repairs that should be anticipated in both the short and long terms, can be critical in deciding to proceed with the acquisition.

Building Reinstatement Valuations

It is essential to ensure that properties are correctly insured; failure to do so could be costly in the event of an insurance claim. If the building is over-insured then the insurance premiums will be more costly than necessary. In the event that the building is under-insured then this could impact on the settlement of a claim and may leave the claimant with a financial shortfall inadequate to cover the costs of reinstatement works.

Insurance companies typically index link rebuilding costs year on year, which can, over time, distort the reconstruction values, especially if changes have been made to the building. The Royal Institution of Chartered Surveyors (RICS) recommends that building reinstatement valuations are reviewed annually with a desk top assessment, with a full revaluation every 3 years to ensure the building is insured for the correct sum.

We have extensive experience and expertise in identifying and remedying building defects in a wide range of commercial and residential buildings. Identifying the cause of the defect requires an understanding of the nature of the building, its structure and its use. We assess all these factors to ensure that we provide advice on not only the immediate repair, but also the root cause of the problem, which may be more significant and go beyond the initial defect.

Our advice will provide a solution to deal with the immediate problem which might have a visual or operational impact on the building. In addition we can make strategic recommendations on issues that will need further investigations or long term considerations to allow for more significant defects to be planned for in terms of time and their financial impact.
Building Control Submissions

Building Control Submissions

In addition to Planning, Conservation Area or Listed Building Consent, Building Control Approval will be required to ensure compliance with the Building Act 1984. We are able to provide detailed construction drawings/details and prepare and submit Building Control Applications to Local Authorities to ensure the necessary consent is obtained without problem or complication.

We also work closely with a number of Approved Inspectors who are able to execute the Building Control approval process. All our Approved Inspectors are members of the Association of Corporate Approved Inspectors. We have also successfully assisted a number of clients in obtaining retrospective approval where they have carried out construction work without securing Building Control Approval in the first instance.
