Home Buyer Survey (Level 2)

The Home Buyer Survey (Level 2) is a level of service intended for clients who are seeking a professional opinion at an economical price. It is, therefore, less comprehensive than a level three service. The focus is on assessing the general condition of the main elements of a property. It is suitable for conventional houses or flats, designed and built using traditional materials and construction methods within the last 80 years, which are in reasonable condition.

This level of service is unlikely to suit buildings that have been extensively extended and altered, unique or older historic properties or properties in a neglected condition. The Home Buyer Survey is a good way to find out whether there are any structural problems or other hidden issues that may affect the value of a property. A Home Buyer Survey report will inform you of any significant problems and provide an overview of any required maintenance works, helping you to avoid unexpected repair cost after the purchase.

We use MI Home Buyer Survey reporting format developed by the Residential Property Surveyors Association (RPSA). This format is consistent with the guidance note requirements for RICS Homebuyer Survey Level 2 as defined by RICS. It offers a bespoke and comprehensive reporting format and includes multiple photographs/diagrams helping you to understand your new home and inform your decision.
