About the Business
This report is based on a brief visual inspection in order to establish the overall condition and the market value. Whilst such reports are more suited to protect the interests of a lending institutions which provide mortgage and similar loans. The interest of a person purchasing a property can be better served by a Homebuyers Report, Structural Report or a Home Condition Report.
These reports were devised by the Royal Institution of Chartered Surveyors (RICS). 1. Make a reasoned and informed judgement on whether or not to proceed with the purchase. 2. Assess whether or not the property is a reasonable purchase at the agreed price. 3. Be clear on what decisions and actions should be taken before contracts are exchanged. The report provides categories of 1, 2 and 3 ranging from no action needed to extensive repair is needed for various elements of the building. Technical inspections/tests of services are not included.
